Our surveyors are Professionally Qualified, and Members of the Royal Institution of Chartered Surveyors, which gives you the peace of mind of knowing that you are dealing with a fully trained professional.
Surveying
Our Professional Services Department offers a full range of property surveys, from a simple market valuation to a full building survey. Our surveyors are Members of the Royal Institution of Chartered Surveyors and are able to offer the following services.
Home Buyers Survey and Valuation
This is perhaps the most common type of survey. Aimed squarely at those in the process of buying a home, this provides a valuation and in addition a standard report which is designed to provide a concise appraisal on the state of repair and condition of the property. The report is intended for properties built after 1900 but can, at the surveyors discretion, be used on builduings of an earlier date.
Residential Building Surveys
This involves a much more detailed inspection and report, and is intended for older and more individual dwellings where perhaps there is more potential for hidden problems.
Valuation
We also provide a full written Valuation service on all types of freehold and leasehold property, and for all purposes which can include mortgage and bank funding, sale, purchase, matrimonial, taxation, probate, balance sheet, annual rental, insurance, etc.
In addition to the above services, we are also able, as chartered surveyors, to provide building advice. Such a service would include preparation of drawings and specifications together with supervision of new dwellings, extensions and alterations. Arranging repairs and improvements recommended in our reports.
Planning & Building
At Keys, the breadth of our experience allows us to offer the full range of services for planning and building, from offering initial advice and negotiating with planning authorities, to the marketing of a completed development.
Our wide range of clients includes private landowners and local and major builders, dealing with sites ranging from 1 - 100 units or more. Not only do we have our own qualified staff, but we also draw on the experience of a network of specialist consultants providing you with the best professional advice possible.
Keys will prepare and submit applications to the Planning Department of the relevant District Authority, and arrange an appeal if necessary. This can be either written or public, the later being on a formal or informal basis.We maintain constant contact with local planning authorities, and can advise on current policy which can help smooth the progress of an application. Our contacts within the Planning Departments also allow us to informally obtain initial opinions on the likely outcome of a particular application.
Our Surveyors and consultants can arrange building advice for those wishing to construct their own dwelling, including the preparation of drawings, specifications and contractors quotations, together with supervision of building work.
